Demand for Road Beautification Grows as Marco Shores Sees Surge in Apartment Availability

Mainsail Apartments in Marco Shores is experiencing growth, which has raised concerns amongst some residents. The apartments opened in 2022 with 100 units, and the developer now plans to construct a further 90 units on the adjoining lot. Nonetheless, neighbors in nearby condos will not be excited concerning the prospect of more apartments and have requested that the developer enhance the landscaping along Mainsail Drive or provide land for a park. At an October public hearing, residents expressed their worries concerning the impact on their neighborhood’s tranquility, safety, and property values. Despite the concerns, the Collier County Planning Commission unanimously approved the developer’s request for an amendment to the prevailing Marco Shores Planned Unit Development, and the Collier County Board of Commissioners will consider the amendment in November.

Prior to SK Holdings Real Estate LLC’s ownership, the land belonged to the town of Marco Island. The developer plans to increase Mainsail Apartments into Phase 2 of the event, with interconnectivity between the 2 complexes. The identical architecture firm, general contractor, and engineer liable for the present complex may also work on the second phase, ensuring a consistent look and size.

The apartments at Mainsail are considered market-rate, and there are not any reasonably priced housing units within the complex. Rental prices range from $1,923 to $2,301 for a one-bedroom, one-bath unit and from $2,413 to $3,183 for a two-bedroom, two-bath unit.

Residents have expressed concerns about increased traffic, construction debris, and the shortage of landscaping and maintenance along Mainsail Drive. In addition they raised questions on background checks and criminal record screenings for apartment applicants. The developer has assured residents that appropriate checks are conducted. Some residents have requested that the developer contribute to the maintenance of the county-maintained road and medians by fulfilling guarantees made by a previous developer regarding landscaping.

The Planning Director for Collier County clarified that while the road is public, it will not be a part of the county’s roadway beautification program. If the medians are to be landscaped, there must be an agreement regarding maintenance. SK Holdings has expressed a willingness to satisfy with residents again before the Board of County Commissioners meeting.

Residents who attended the informational meeting emphasized that their concerns weren’t driven by opposition to the apartments being built, but relatively by concerns about increased traffic, safety, and the broken guarantees of previous developers. They hope the present developer will fulfill the commitments made by WCI Communities Inc., the previous owner.

WCI filed for bankruptcy in 2008 and was subsequently acquired by Lennar Corp. The developers liable for Marco Shores and the neighboring airport faced legal problems up to now, including lawsuits related to permits and wetland development.

Members of the Planning Commission suggested that Mainsail Drive residents collaborate with the developer and other stakeholders to provide you with a respectful and specific proposal for enhancing the road’s maintenance. They encouraged the county, airport authority, and developer to achieve an agreement regarding the division of costs. The commissioners acknowledged that planned unit developments and comprehensive plans evolve over time, and it will not be reasonable to carry developers accountable for past guarantees made by previous owners.

Overall, the long run of Mainsail Apartments’ expansion will likely be decided by the Collier County Board of Commissioners in November.
